Water Heater Maintenance

Water Heater Maintenance in Tucson, AZ

If you have lived in Tucson for any length of time, you know the water here is hard on everything it touches. From Marana and Oro Valley down to Sahuarita and Rita Ranch, our water supply draws from Colorado River water delivered by the Central Arizona Project and local groundwater, and it leaves its mark on pipes, fixtures, and appliances across the city.

Your water heater takes the brunt. Minerals settle at the bottom of the tank over time, and without regular maintenance, that buildup quietly shortens your unit’s life. In a city where the median home was built in 1979, many tanks in this area are long overdue.

Rite Way’s licensed plumbers have been handling water heater maintenance across Tucson since 1959. We drain, flush, and inspect gas and electric tank water heaters of every brand, and our approach is straightforward: we show you what we find, give you your options, and never do a thing without your approval. More than 13,000 Tucson homeowners have reviewed us on Google with a 4.9-star average, and VIP members get one free tank flush every year.

What Happens During a Rite Way Tank Water Heater Flush

What we do is straightforward. Here is the full process, step by step:

  1. Shut off the gas or power to the unit safely
  2. Close the cold water supply and open a hot tap to release pressure in the line
  3. Connect a hose to the drain valve and route it to a safe drain or outdoor area
  4. Drain the tank completely
  5. Pull the anode rod for inspection
  6. Open the cold supply briefly to stir up and flush sediment until the water runs clear
  7. Close the drain, refill the tank, and purge air with a hot tap open
  8. Restore gas or power, check for leaks, and confirm proper operation

We finish by running water through your fixtures to confirm everything is working. We service gas and electric tank water heaters of any brand.

It’s Working Fine, So It Doesn’t Need Maintenance

That’s the most common thing our plumbers hear, and it makes sense. If you have hot water, why fix what isn’t broken? The problem is that sediment builds up quietly. By the time you hear rumbling or notice you’re running out of hot water sooner, the buildup has already been working against your tank for a while. Annual maintenance is about catching it while your water heater is still working fine.

Prompt, courtesy, knowledgeable. Repaired our A/C. Explained what we needed but did not pressure us to do the maintenance on our other unit. Very happy with the repairs and maintenance service. Today Brandon did several plumbing repairs for us and replaced the garbage disposal. Excellent job. Such a polite and knowledgeable young man.

Finally upgraded the old evaporative (swamp) cooler and wall heaters to a complete cooling and heating system. I looked at several manufacturers, Lennox, Carrier, Rheem, and Trane. When I had Rite way give me a estimate I wanted to spend less however when we reviewed the coverage and the services and the maintenance plan I went with Rite way. The Trane package unit with variable speed has a great efficiency seer rating. The installation crew was awesome. Josh and Robert were excellent. So thorough and detailed. Gary the project manager was great in the set up and follow up. Thanks Gary. I was glad I went with Rite Way heating and cooling. ---- Follow up --- John came back recently because of a musty smell, turns out the REME HALO unit was the smell. John set the unit in enhanced mode and it works very good and I like the variable speed fan and capacity of this unit. Thanks John ---Additional Follow up --- 10/12/2026 I have had this unit for 5 1/2 years now. It has been working great summer and winter. Nyle Miller did the seasonal cleaning and he brought up a way to help prevent dust and dirt buildup on the fan and evaporator. They needed thorough full cleaning. We have several cats and a dog that seem to stir up the dust. The standard filter does not catch all the dust. Nyle told me about the electrostatic air filter to help keep the evap and fan clean, along with the indoor air quality benefits. He worked up a good deal for me. I accepted and he did an outstanding job. Thank you Nyle.

Rite Way plumber completing water heater installation Tucson

Our Commitment to Tucson

Rite Way is not a national franchise that parachuted into Tucson. We are a local company that has been part of this community since 1959, and we take that seriously. Our team works every part of the area, from the Catalina Foothills and Oro Valley in the north to Sahuarita and Green Valley in the south, and out to Marana, Vail, and Rita Ranch.

We have spent over six decades watching what Tucson’s hard water does to home plumbing systems, and our plumbers come to every job with that knowledge behind them. When something does not look right, they know why, and they know what to do about it.

Our Tucson office is located at 4551 S Alvernon Way, and our phones are answered 24 hours a day. When you call Rite Way, you are calling a neighbor.

Why Tucson’s Hard Water Makes Annual Maintenance Worth It

Tucson pulls its water from two sources: Colorado River water via the Central Arizona Project and local groundwater from the Sonoran Desert basin. That combination carries a heavy mineral load, making Southern Arizona water significantly harder than most of the country.

When sediment collects at the bottom of a tank, it insulates the burner from the water above it. The burner has to work harder to do the same job, which means higher energy use, more heat stress on the tank, unusual noises, and a shorter useful life. Manufacturers recommend periodic draining for exactly this reason, and in Tucson, once a year is the right call.

What Else Our Plumber Checks While Your Tank Is Drained

Every flush includes a full inspection of the components that matter most:

  • The T&P relief valve and discharge line
  • The anode rod, which protects your tank from internal corrosion
  • Burner and flame condition
  • Venting and draft
  • Combustion air supply
  • Gas connections and sediment trap
  • Electrical connections on electric units
  • The expansion tank
  • Any visible leaks or corrosion

If anything looks off, we tell you before we wrap up the visit.

What the Anode Rod Does and Why We Check It

Inside your tank is a metal rod called an anode rod. It corrodes so your tank doesn’t. Once it’s worn down, the tank itself starts to rust from the inside, and that’s usually the beginning of the end for a water heater.

We pull the rod and check it during your flush when it’s accessible. If it’s worn, we’ll show it to you and let you know what replacing it involves. Homes with a water softener should pay extra attention here, because softened water can wear an anode rod down faster.

Maintenance vs. Repair: What Happens If We Find a Problem

Maintenance keeps a working water heater working. A repair fixes something that has already failed, like a leaking valve, a worn anode rod, a faulty thermocouple, or a failed heating element.

If our plumber finds a problem during your flush, they will show you what they found and explain it in plain language. You will hear your options before anything moves forward, whether that is a repair or a conversation about a new unit. Nothing is done without your approval.

When We Won’t Flush a Water Heater (and What We Do Instead)

Sometimes, flushing a tank can create more problems than it solves. We will not flush your water heater if:

  • The tank is already leaking
  • The unit is near or past about 10 years old with heavy sediment buildup (disturbing it can clog the drain valve or unseal weak spots)
  • The drain valve is seized or brittle. We’ll recommend replacing the valve first, since forcing an old valve open can crack it and cause a leak

In any of these cases, your plumber will document the condition and walk you through what we found. That kind of honesty is something Rite Way has been built on for over 65 years.

How Long It Takes and How to Prepare

A standard tank flush takes about 45 to 60 minutes. Before we arrive:

  • Clear the area around your water heater so the plumber can work freely
  • Make sure there is a nearby floor drain, utility sink, or yard access for the hose

You will be without hot water during the visit, and you can expect about 30 to 60 minutes of reheat time once we refill the tank.

What You Get After Your Visit

Before your plumber leaves, you’ll get a written summary of what they found, with photos. If everything looks good, you’ll know it. If something needs attention, you’ll have it documented so you can decide what to do on your own time.

What Water Heater Maintenance Costs in Tucson

A standard tank flush with Rite Way is under $100. That includes the drain and flush, the anode rod check, and the full inspection of your water heater’s safety and operating parts. Check our coupons page for current pricing.

Signs Your Water Heater Is Overdue for a Flush

If your tank has been skipping annual maintenance, it may start telling you. Watch for:

  • Rumbling, popping, or crackling sounds when heating water
  • Rusty or discolored hot water at your taps
  • Running out of hot water sooner than you used to
  • Fluctuating water temperature with no clear cause
  • Water pooling at the base of the unit
  • Reduced flow from hot taps throughout the home

If the symptoms seem more serious than sediment, our water heater repair team can take a closer look.

How Long Water Heaters Last in Tucson, and When to Replace

In Tucson’s hard water, most tank and tankless water heaters last about 10 to 15 years. Regular maintenance helps yours reach the longer end of that range.

Repair usually makes sense when the unit is younger and the problem is a single part, like a valve, an element, or an anode rod. Replacement is usually the better call when:

  • The tank is leaking
  • The unit is past 10 years old and needs a significant repair
  • You’re calling for repairs more and more often

Our plumber will give you an honest read on which direction makes sense for your water heater and why.

How Often Should You Flush a Tank Water Heater in Tucson?

Once a year is the right schedule for most Tucson homes. With water as hard as ours, waiting longer gives mineral deposits more time to accumulate and harden.

A properly maintained water softener can slow buildup, but we still recommend annual service because softened water can accelerate wear on the anode rod, making that inspection more important, not less. A sediment or carbon filter alone does not remove hardness. If you are unsure what is in your water, water quality testing is a good place to start.

Do not go by the age of your house when figuring out where you stand. Check the manufacture date on the label attached directly to your water heater. Given that Tucson’s median home was built in 1979, many units in our service area have decades of history behind them. The date on the heater is what matters.

Why a DIY Flush Goes Wrong

A tank flush involves several steps where things can go sideways quickly. The most common mistakes:

  • Not shutting off the gas or power first (on electric units, this burns out the heating elements)
  • Getting burned by scalding water from the drain line
  • Hoses popping off the drain valve mid-drain
  • Skipping the open hot tap step, causing slow drainage or a vacuum lock
  • Cracking a brittle plastic drain valve that then has to be replaced
  • Restoring power before purging air from the tank

Should You Switch to Tankless?

Tankless water heaters heat water on demand, so you won’t run out during back-to-back showers, and they free up the floor space a tank takes. In Tucson, they need annual descaling to keep scale from building up in the heat exchanger. If your tank is near the end of its life, it’s a good time to compare.

Tucson Water Heater Maintenance FAQs

How often do I need a water heater flush in Tucson?

For tank water heaters, once a year is our standard recommendation given how hard the water is throughout Tucson and Pima County.

It is possible, but risks like leaving gas or power on, scalding discharge water, cracked drain valves, and vacuum lock are all common problems. A licensed plumber keeps the job safe and thorough.

It depends on the condition. If the unit is near or past about 10 years old with heavy sediment, flushing can sometimes make things worse. We will assess it and be straightforward about whether maintenance or a replacement makes more sense.

Rumbling, popping, or crackling usually points to sediment buildup at the bottom of the tank. A flush often helps, but if the noise comes with other symptoms, our water heater repair team can take a closer look.

Not quite. A working softener slows mineral buildup, but Tucson’s hardness still calls for annual service. Softened water can also wear down your anode rod faster, making the inspection side of the visit even more valuable.

Not quite. A working softener slows mineral buildup, but Tucson’s hardness still calls for annual service. Softened water can also wear down your anode rod faster, making the inspection side of the visit even more valuable.

Most tank manufacturers recommend periodic draining, and skipping it can give them grounds to deny a claim. Keeping up with annual service is the simplest way to protect what your warranty covers.

Check the label on the side of the unit. Most manufacturers encode the manufacture date in the serial number. The age of your house is not a reliable guide since water heaters are typically replaced at least once over the life of a home.

Yes. Our plumbers work on gas and electric tank water heaters of any brand throughout Tucson and the surrounding communities.

A standard tank flush with Rite Way is under $100, including the flush and full inspection.

About 10 to 15 years in our hard water. Annual maintenance helps yours last toward the longer end.

If the tank is leaking or the unit is past 10 years old and needs a major repair, replacement is usually the better value. Our plumber will walk you through both options.
